The cost of re-roofing one of Ilkley's most historic buildings has risen by 50 per cent – Bradford Council has revealed.
A scheme to repair the Grade I listed Ilkley Manor House was originally due to cost £200,000.
But a report going to Bradford Council’s Executive on Tuesday has revealed the estimated cost has now spiralled to £300,000 - the Executive will be asked to approve the extra £100,000.
If approved, it will be one of the first major capital project approvals by the Council’s new Reform Executive.
The building dates back to the 1390s and was built on the site of a Roman Fort, and is currently one of the town’s major tourist attractions, operating as a gallery and museum.
A survey by the Ilkley Manor House Trust in 2024 found that major repairs were needed to the roof to secure its future – works that were then expected to cost around £100,000.
A listed building application for the works was approved late last year.
A finance report gone to the Executive will ask members to approve a number of funding requests.
On the extra funding needed for the Manor House, the report asks the Executive to approve:
“Additional budget to increase the total budget from £0.2m to £0.3m to complete major works on a Grade I Listed Building.
“Following the completion of an intrusive survey, additional issues have been identified that need rectification.
“These findings are part of the planning conditions, and issues identified must be addressed.
“The works will ensure that Ilkley Manor House, the oldest property in the Council’s portfolio will remain open to the public and continue to be enjoyed by all visitors.
“This additional budget will be funded by borrowing from the general contingency budget.”
The listed building application to repair the roof included details of some of the issues the Council would face during repairs. It said: “The roof was repaired in the 1970s, however the nails used to fix the stone slates were too long.
“As a result the roofing membrane has been punctured and the tiles have been rocking on protruding nail heads. Over time this has caused damage to the tiles and made them unstable. Some tiles have slipped causing a hazard to visitors to the building.
“Initial exploratory surveys indicate that other sections of the roof need repairing to prevent further deterioration and water ingress.”
The meeting takes place at 10.30am in City Hall today, Tuesday 21 July.
